Maintain Your Equipment Correctly
The U.S. Department of Energy says that dirt and neglect are the leading causes of heating/cooling system failures. Regular maintenance is the way to head off these problems. As a homeowner, the best move you can make to maintain your home's heating and cooling equipment is to pick up the phone and call a qualified contractor.

However, there are a few simple things you can do on your own.

Check and replace filters regularly in forced-air systems.

Bleed radiators in the fall if you have a steam-heat system.

Check that steam radiators, baseboard convectors, and in air systems, air outlets, are unobstructed and delivering heat.

Check that thermostats are set so that the heating/cooling system turns on and off as programmed in all systems.

If you have programmable thermostats, check that they are programmed as you want. (You may want to change on/off schedule as the seasons change.)
